Big Mike Storage – Terms of Service

1. Acceptance of Terms

By accessing, renting, or using any storage unit or service provided by Big Mike Storage (“Company,” “we,” “us,” or “our”), located at 3199 Highway 25B, Heber Springs, AR 72543, you agree to be bound by these Terms of Service (“Terms”). If you do not agree, you must not use our services.

2. Services Provided

Big Mike Storage offers self‑storage units, rental spaces, and related services. All services are subject to availability and may change without prior notice.

3. Payment & Pricing

  • All prices and fees are subject to change without notice.

  • Payment is due on or before the due date listed in your rental agreement.

  • We accept cash, credit/debit cards, and other approved payment methods.

  • Late payments may result in late fees, lockout, or additional charges.

  • A deposit may be required for certain rentals or services.

4. Cancellations & Termination

  • Customers must provide notice at least 24 hours before vacating a unit.

  • Failure to vacate on time may result in additional charges.

  • We reserve the right to refuse service or terminate a rental agreement due to non‑payment, policy violations, or other reasonable circumstances.

5. Property Condition & Liability

  • Customers are responsible for securing their unit with a proper lock.

  • Customers must disclose any hazardous, illegal, or perishable items stored.

  • Big Mike Storage is not responsible for damage caused by:

    • Weather

    • Fire

    • Theft

    • Rodents or pests

    • Natural disasters

    • Improper storage of items

  • We are not responsible for personal belongings stored in units. Customers are encouraged to obtain insurance coverage.

6. Access & Security

  • Access hours may vary and are subject to change.

  • We take reasonable precautions to maintain a secure facility, but we do not guarantee absolute security.

  • Customers must follow all posted rules and instructions while on the property.

7. Warranty & Satisfaction

We strive to provide clean, safe, and well‑maintained storage units. If you have concerns about your unit or service, please notify us within 24 hours so we can address the issue.

8. Limitation of Liability

To the fullest extent permitted by law, Big Mike Storage is not liable for any indirect, incidental, special, or consequential damages arising from the use of our facility or services.

9. Privacy Policy

We collect and use customer information in accordance with our Privacy Policy. We do not sell or share customer data without consent, except as required by law.

10. Refund Policy

Refunds, when applicable, will follow our posted refund policy. Certain fees may be non‑refundable.

11. SMS Messaging & Communication Terms

By providing your phone number, you consent to receive SMS messages from Big Mike Storage for purposes including:
